Accommodation Rates & Tariffs
All our rates are for up to 13 guests
We prefer guests to bring their own linen but bath towels, tea towels, sheets, doona covers, pillow slips and bath mats can be provided for $22 per person for the duration of your stay.
PEAK RATES: Boxing Day until start of school Term One. Also Easter (minimum stay of 4 nights) and long weekends (minimum stay of 3 nights). $225 per night, rising to $250 from Feb 1 2009.
SCHOOL HOLIDAYS: Tasmanian school holidays other than Peak Times above. $150 per night with 10% discount for bookings of 7 nights or more.
BARGAIN RATES: All weekends not included above are $300 from Friday at 2pm until 10am Monday (Sunday night is free!) This will rise to $350 from Feb 1 2009. Mid week nights are $100 per night with 2 night minimum or surcharge.
Check out time will be 10 am and guests may arrive after 2pm.

CANCELLATION POLICY
Generally if bookings are made for more than 12 months away we will record those bookings and then invoice for a 10% deposit at about 12 months from moving in date. This will confirm the booking. A full refund of the deposit will be given for cancellations made more than 4 months from move in date. For Christmas holiday bookings we expect all fees to be invoiced in full and paid for by mid August. For bookings cancelled between 3 and 4 months from intended arrival date, a 10% administration fee will be deducted from your refund. For cancellations between 6 and 12 weeks a 30% fee will be deducted and for cancellations closer than 6 weeks no refund will be given unless we relet the property. In this case we will refund 50% of fees paid.
