Accommodation Rates & Tariffs
All our rates are for up to 13 guests.
We prefer guests to bring their own linen but bath towels, tea towels, sheets, doona covers, pillow slips and bath mats can be provided for $25 per person for the duration of your stay.
In addition to our rates below we charge $150 deposit for the key. This amount
is fully refunded on its return.
PEAK RATES: Christmas Eve until start of school Term One. Also Easter (minimum
stay of 4 nights) and long weekends (minimum stay of 3 nights). Up to $400 per night.
SCHOOL HOLIDAYS: Tasmanian school holidays other than Peak Times above. $155 per
midweek night and $200 for Friday and Saturday nights with 10% discount for bookings of
7 nights or more.
BARGAIN RATES: All weekends not included above are $400 from Friday at
2pm until 10am Monday (Sunday night is included free unless it has been already
booked. If this is the case then check out will be 10am Sunday!). Mid week nights
are $135 per night with 2 night minimum or surcharge.
SHOULDER RATES:
For the months of December and February not included above, $160 per mid week night and $200 for Friday and Saturday nights.
Check out time will be 10 am and guests may arrive after 2pm.

CANCELLATION POLICY
Generally if bookings are made for more than 12 months away we will record those bookings and then invoice for a 10% deposit at about 12 months from moving in date. This will confirm the booking. A full refund of the deposit will be given for cancellations made more than 4 months from move in date. For Christmas holiday bookings we expect all fees to be invoiced in full and paid for by mid August. For bookings cancelled between 3 and 4 months from intended arrival date, a 10% administration fee will be deducted from your refund. For cancellations between 6 and 12 weeks a 30% fee will be deducted and for cancellations closer than 6 weeks no refund will be given unless we relet the property. In this case we will refund 50% of fees paid.
